Understanding the Mortgage Process
For many internationals living in the Netherlands, buying a home is an important step in settling down. However, the Dutch mortgage process can be quite different from what people are used to in their home countries. Understanding the steps involved can make the process far more manageable.
Below is a simplified overview of the typical stages of a mortgage application in the Netherlands.
Orientation
The first step is understanding your financial possibilities. During an initial consultation, your income, employment situation and future plans are discussed. Based on Dutch lending standards, an estimate can be made of the maximum mortgage amount and your monthly cost involed. Also the different mortgages types will be explained.
During the bidding process, financial scenarios can be updated and a financial check can be provided to strengthen your offer and give the seller extra confidence in your bid. In some cases, options such as bid insurance may also be available, allowing you to place an offer without a financing contingency.
Mortgage Application
After an offer on a property is accepted, the formal mortgage application can begin. The lender will assess the buyer’s financial situation and the value of the property. A property valuation by an independent appraiser is typically required as part of this process.
Once the lender approves the application, a mortgage offer is issued outlining the loan amount, interest rate and conditions.
Transfer at the Notary
The final step takes place at the notary. During this appointment, both the mortgage deed and the deed of transfer are signed. The lender transfers the mortgage funds to the notary, ownership is officially transferred and the buyer receives the keys to the property.
