Good news for first-time buyers! In 2024, you will not have to pay transfer taxes if you buy a house below a buying price of € 510.000,-.
Normally the transfer taxes are 2% of the buying price, which means that you would save € 10.200,- on a buying price of € 510.000,-. This year (2023), the maximum price is € 440.000,- so for 2024 they increased the maximum buying price quite a lot.
It is important to take into account that in order to be exempt from transfer taxes you need to be under the age of 35. If one of the two buyers is under 35 and the other one is above, you pay 1% of transfer taxes.
Since the date at the notary is leading, you could already sign a buying contract in 2023 as long as the transfer date (the day you get the house keys and go to the notary) is in 2024.
This also applies when you are not a first-time buyer but you are still under the age of 35 and have not used this advantage before.
