A lot of expats at first rent a house or an apartment when they start working in the Netherlands. Because of changed tax laws it has become less profitable for landlords the keep renting out these properties. We have seen this last year in Leiden and surroundings that a lot of rental properties got sold. Since the housing market is still very tight and Leiden is a popular city to live in, it can be very interesting to start up a conversation with your landlord about buying your rental property. A landlord can not sell the property easily when you still rent it. He/She could only sell it to an other investor who let's you stay in the property. The disadvantage of that for the landlord is that he would get less money for the property then for a house/apartment without renters in it. So for both parties it can be very interesting.

Why Buying Benefits You

For you as a buyer of your own rental property you will most likely not have to overbid on the price and even be able to buy it a bit below market value. For the landlords it is also interesting because they would get less if they would have to sell it with you still in it. So they most likely will want to accept a reasonable offer. An other advantage is that you buy a property that you already know quite well. You know if you like the neighbourhood and you most likely know if there are any technical issues.
