2023 Changes to Mortgages

In 2023 there will be some changes concerning mortgages which may be interesting to know about. Starting from January 2023, if you are a first-time buyer, you do not pay transfer tax up until the value of €440,000. This means that you can save around €8,800, as long as the purchase price of the property is below €440,000 and you are under 35 years of age. Usually the transfer tax is 2%. 

Furthermore, the maximum price charged to apply for the protection of the government fund "NHG" will be increased to €405,000. NHG stands for Nationale Hypotheek Garantie (National Mortgage Guarantee), and gives you a discount on your interest rate due to the fact that the government fund is behind your mortgage. This year, the maximum purchase price for NHG was only €355,000. Due to prices appearing to adjust now, it may be interesting to keep this in mind whilst you are searching for a house.
